How buyer-agent compensation is handled changed across the industry in 2024, and it is now negotiated and written into a written agreement between buyer and agent up front, rather than assumed. You open escrow and deposit earnest money, then work through contingency periods — inspection, appraisal and loan. Inspections happen early; anything they surface can be negotiated or, if it is serious enough, can end the deal with your deposit returned. Once contingencies are removed you sign final loan documents and record. Around 30 days is common.
That depends far more on your own situation — how long you plan to stay, your job stability, what you would otherwise pay in rent — than on any market forecast. Anyone confidently predicting rates a year out is guessing.
