Oak Park is not a city. It is an unincorporated pocket of Ventura County in the Simi Hills, governed from the county seat and advised by a volunteer Municipal Advisory Council that has been meeting since 1975. Residents have voted down both incorporation and annexation to Thousand Oaks — the arrangement is deliberate, not accidental.
It is also, quietly, finished. Effectively all of the developable land has been built, and what is left over is owned by the Rancho Simi Recreation and Park District. The trails and hillsides you can see from the street are not waiting to become tract inventory. That is unusual in this part of California, and it is a large part of why the place feels the way it does.
Oak Park Unified is the reason most buyers look here first. The district runs Brookside, Oak Hills and Red Oak elementaries, Medea Creek Middle School, Oak Park High School, plus Oak View High and Oak Park Independent. Four of them — Brookside, Oak Hills, Medea Creek and Oak Park High — are National Blue Ribbon schools.
The district exists because residents made it exist. In the 1970s they were turned down for annexation to Las Virgenes, so they seceded from Simi Valley Unified and formed their own district in 1977. Oak Park High opened four years later.
Here is the part worth understanding before you buy on schools alone: Oak Park participates in California's District of Choice program, which is the one transfer route that does not require your home district to release your child. Applications run from 1 October to 31 December for the following year, and seats are allocated by unbiased random selection — not by test scores, athletics or income. Around half of the district's students attend through some form of transfer.
Which means an Oak Park address is not the only way in, and any agent who tells you otherwise is selling you a house. It also means seat availability is a policy that can change: the program is currently the subject of a live dispute with a neighboring district over enrollment caps. If schools are the deciding factor, confirm the current year's terms with the district directly rather than relying on a listing description — including this one.
Oak Park has a quirk worth knowing: it is a Ventura County community whose freeway access runs through Los Angeles County. Kanan Road is the spine, running south to the 101 at Agoura Hills, and carrying on over the mountains as Kanan Dume Road to the Pacific Coast Highway at Malibu. Lindero Canyon Road is the second way out, meeting the 101 at Westlake Village.
There is no direct connection to the 23 — you reach it via the 101 a few miles west. Two roads in and out is part of the quiet, and worth sitting in at 8am before you commit.
Around eleven parks serve roughly five square miles, all run by the Rancho Simi Recreation and Park District: Chaparral, Deerhill, Eagle View, Indian Springs, Mae Boyar, Oak Canyon, Valley View and more, plus a dog park, a duck pond and community gardens. Medea Creek Trail runs through oak woodland on the valley floor; the China Flat trail climbs into the Simi Hills high country. Oak Park backs onto the Santa Monica Mountains National Recreation Area.
There is a piece of Americana buried in the street names, too. The land was the ranch of Jim and Marian Jordan — radio's Fibber McGee and Molly, whose characters lived at 79 Wistful Vista. Oak Park has a Wistful Vista trail and open space to this day.
Fire is a real conversation here, not a formality. The Woolsey Fire reached Oak Park in November 2018 and destroyed homes on Wembly Avenue and Churchwood Drive. There is an active Oak Park Fire Safe Council, and insurance availability and cost should be part of your due diligence from the first week, not the last.
Because so little has been built since around 2000, inventory is genuinely limited and turnover is slow. Preparation matters more than speed here — when the right house appears you want financing and priorities already settled.

Very little can be. Effectively all developable land has been built out, and the remaining vacant land is owned by the Rancho Simi Recreation and Park District as parkland. That is why the open space around the community is permanent, and also why resale inventory is tight.
Kanan Road south to the 101 at Agoura Hills, or Lindero Canyon Road south to the 101 at Westlake Village. There is no direct access to the 23; you pick it up from the 101 further west. Kanan continues over the mountains to the Pacific Coast Highway at Malibu.
Worth getting from a person rather than a website. Published estimates for this area disagree by a wide margin — different aggregators reported medians hundreds of thousands of dollars apart for overlapping months, partly because the ZIP and place names here overlap with neighboring communities.
